After nineteen years in the northern Virginia suburbs of Washington DC, Fred and Celia Minix fell in love with southwest Florida, and Naples in particular, while visiting the area on their 25th anniversary. As has been the case with many other visitors to the area, it was not long before they purchased a house in the Park Shore community in the city of Naples.  Having a background in both mechanical engineering and construction and being close friends with and mentored by a leading home inspection professional in northern Virginia, their purpose was to establish a thoroughly professional home inspection services company; a company that would incorporate the highest standards of integrity and technical expertise while providing the best possible customer service to their clients. And so was born Naples Home Inspectors, Inc., Naples' premier home inspection services company.

The local ABC and NBC affiliates have broadcast interviews with Fred, calling upon his expertise with mold detection, hurricane resistant construction techniques, etc. Fred has been called upon to teach realtors about mold testing/remediation and its impact on real estate transactions.

Fred and Celia are active in their community. They are active members of their church. Fred has served on the board of the Point West Homeowners Association and is a past president of the association. Together they are serving as block captains for the Park Shore Association.

The standard Naples area real estate contract contains a provision that allows the buyer to have the property inspected by a professional inspector within a limited period of time prior to closing and to have certain defects corrected at the seller's expense, or  to receive a credit from the seller at closing in lieu of repairs, or to have the buyer's deposit returned if an impasse is reached between the buyer and the seller.

We strongly encourage you to make the best of this contractual opportunity. A pre-closing home inspection can be both educational and a wise financial investment. It is educational in that you will have an opportunity to learn about the many systems in your home and how to maintain them.  A pre-closing inspection is also a wise financial investment in that the information you gain about the condition of your home could save you hundreds or thousands of dollars in unexpected repairs. Even a new home should be inspected by an unbiased professional. Many of the defects we discover as we inspect older homes date back to the original construction.  Some builders cut corners and even honest builders make mistakes.  A new construction inspection can help provide peace of mind knowing that your beautiful new home is well built.

A prevalent misconception (sometimes perpetuated by the builders themselves) would have you believe that the purpose of the municipal building inspector is to protect the consumer from poor construction practices. This is only partially true. Municipal inspectors are charged only with enforcing the local building code. The building code is a set of standards adopted by the community to insure that minimum safety standards are met in the construction of new buildings. These government employees are not there to insure quality of construction or adherence to materials manufacturers’ installation instructions. Also, most municipal inspectors are overworked and underpaid. They may be required to inspect as many as 20 houses in one day. We never schedule more than three inspections per inspector per day. You simply cannot rely solely on the municipal inspector to protect your interests.

Foundation or Pre-Pour Inspection

Naples Home Inspectors, Inc. - Mold Assessment

All our standard inspections include a search for visible mold growth within the residence and evaluation of any conditions that could be conducive to mold growth. Such conditions include any form of water intrusion such as roof leaks, plumbing leaks, window leaks, etc.
We also conduct thorough mold assessments as a stand-alone service or in conjunction with a standard home inspection. In addition to the investigation of visible mold growth and conditions conducive to mold growth, an assessment includes a complete scan of the residence with a infra-red camera and moisture meters. Non-viable airborne mold spore samples can also be collected for laboratory analysis as needed.
