Naples Home Inspectors, Inc. - Welcome
Located near the southwest tip of Florida, Naples has an ideal sub-tropical climate that is unique, even in Florida, the sunshine state. Visitors from around the world flock to our city to enjoy a taste of paradise. Many choose to become year-round residents or choose to purchase a second home here. Having chosen one of the best locations in the U.S.A.,  you want to be sure that your dream home in paradise does not become a nightmare.  You have come to the right place. We are committed to providing you with the best professional inspection services possible so that you will have the peace of mind that comes from having the information you need to make the right choices throughout your real estate transaction.

Why Choose Naples Home Inspectors, Inc.?
You are most likely cognizant of the many good reasons for having your home inspected by a professional, but you do not know who to choose for the inspection. We recognize the difficulties involved in making such a choice. You might not even meet us face to face until the inspection. We want to give you the opportunity to become acquainted with us so that you can know that we are your best choice for all your home inspection needs.

Two words that describe why we are your best home inspection choice are "character" and "qualifications".  Character cannot be overemphasized. An inspector might be well qualified with regard to his technical expertise, but if an unflinching commitment to integrity or a determined work ethic are absent, his expertise is essentially useless. Likewise, if an inspector is of good character but is lacking in his knowledge of the many technical aspects of a modern home, he will probably be a well-intentioned disappointment. We are determined that we will never give you occasion to doubt our character or qualifications.

Home Inspection Naples - Our Promise
-To conduct every inspection with the highest standards of professional integrity.

-To provide an honest and unbiased evaluation of your home.

-To provide a comprehensive report detailing the results of the inspection in clear language documented with digital photos where needed.

-To be on time and to present you with the complete written report in a timely manner.

-To be available after the inspection to answer questions or clarify any of our findings.

Naples Home Inspectors - About Us
After nineteen years in the northern Virginia suburbs of Washington DC, Fred and Celia Minix fell in love with southwest Florida, and Naples in particular, while visiting the area on their 25th anniversary. As has been the case with many other visitors to the area, it was not long before they purchased a house in the Park Shore community in the city of Naples.  Having a background in both mechanical engineering and construction and being close friends with and mentored by a leading home inspection professional in northern Virginia, their purpose was to establish a thoroughly professional home inspection services company; a company that would incorporate the highest standards of integrity and technical expertise while providing the best possible customer service to their clients. And so was born Naples Home Inspectors, Inc., Naples' premier home inspection services company.

The local ABC and NBC affiliates have broadcast interviews with Fred, calling upon his expertise with mold detection, hurricane resistant construction techniques, etc. Fred has been called upon to teach realtors about mold testing/remediation and its impact on real estate transactions.

Fred and Celia are active in their community. They are active members of their church. Fred has served on the board of the Point West Homeowners Association and is a past president of the association. Together they are serving as block captains for the Park Shore Association.

Your Real Estate Contract Contains a Valuable Provision
The standard Naples area real estate contract contains a provision that allows the buyer to have the property inspected by a professional inspector within a limited period of time prior to closing and to have certain defects corrected at the seller's expense, or  to receive a credit from the seller at closing in lieu of repairs, or to have the buyer's deposit returned if an impasse is reached between the buyer and the seller.

We strongly encourage you to make the best of this contractual opportunity. A pre-closing home inspection can be both educational and a wise financial investment. It is educational in that you will have an opportunity to learn about the many systems in your home and how to maintain them.  A pre-closing inspection is also a wise financial investment in that the information you gain about the condition of your home could save you hundreds or thousands of dollars in unexpected repairs. With the knowledge concerning the physical condition of the house we provide, you will be better equipped to make wise decisions through the remainder of your real estate transaction. The true cost of a home is not just the negotiated selling price. It also includes, among other considerations, the expenses you will encounter as you repair any defects.

Naples Home Inspectors, Inc. - New Construction Inspections
Even a new home should be inspected by an unbiased professional. Many of the defects we discover as we inspect older homes date back to the original construction.  Some builders cut corners and even honest builders make mistakes.  A new construction inspection can help provide peace of mind knowing that your beautiful new home is well built.

A prevalent misconception (sometimes perpetuated by the builders themselves) would have you believe that the purpose of the municipal building inspector is to protect the consumer from poor construction practices. This is only partially true. Municipal inspectors are charged only with enforcing the local building code. The building code is a set of standards adopted by the community to insure that minimum safety standards are met in the construction of new buildings. These government employees are not there to insure quality of construction or adherence to materials manufacturers’ installation instructions. Also, most municipal inspectors are overworked and underpaid. They may be required to inspect as many as 20 houses in one day. We never schedule more than three inspections per inspector per day. You simply cannot rely solely on the municipal inspector to protect your interests.

A new construction inspection is especially important if you are one of the many home buyers who are out of state. We can be your local representative keeping an eye on your home's progress insuring that your desires are implemented.

We offer a full range of inspections on new construction projects ranging from full consultation services beginning with the site preparation and foundation to simple one-time inspections of specific systems. The typical sequence of a residential phased new construction inspection consists of three parts:

Foundation or Pre-Pour Inspection
This inspection is performed just prior to the placement of concrete. We inspect:

- Roofing
- Sheathing
- Flashings
- Siding
- Electrical Rough-In

Naples Home Inspectors, Inc. - Mold Assessment

All our standard inspections include a search for visible mold growth within the residence and evaluation of any conditions that could be conducive to mold growth. Such conditions include any form of water intrusion such as roof leaks, plumbing leaks, window leaks, etc.
We also conduct thorough mold assessments as a stand-alone service or in conjunction with a standard home inspection. In addition to the investigation of visible mold growth and conditions conducive to mold growth, an assessment includes a complete scan of the residence with a infra-red camera and moisture meters. Non-viable airborne mold spore samples can also be collected for laboratory analysis as needed.
